Key Development Opportunities
There are many different areas throughout Sun Prairie for redevelopment. Browse through the following areas, however this is not an exhaustive list of available buildings and sites. Areas of Development
Central Main Street Corridor
Serving at the City’s original commercial corridor, the Central Main Street Corridor has several options for redevelopment sites as well as viable commercial buildings for your office, retail and service business. The Central Main Street Corridor frontage has has its own zoning district called the Main Street Overlay (MSO), which allows for a staff review within the Planning Department versus an application to Planning Commission if development proposals meet a certain criteria. In addition, portions of the Central Main Street Corridor are located within TID 11 and an Opportunity Zone.
In 2017-18 the City worked with a consultant to create the Central Main Street Corridor Redevelopment Plan as an attachment to the West Main Street Corridor Plan. Review the concept plans that were developed through three public engagement sessions and reviewed by the Community Development Authority here.

Home to one of the most successful downtown redevelopment projects in Wisconsin, Downtown Sun Prairie features a growing number of restaurants, retailers, offices, and signature community events. It has become the symbol of our community's potential and it continues to evolve into a greater place to live and work. There are several opportunities for a business to move into available space downtown, as well as some redevelopment opportunities for a few remaining underutilized parcels. Portions of Downtown are located within TID 8 and an Opportunity Zone.

Downtown Business Improvement District

Bristol and Main Street Redevelopment
On July 10, 2018 Downtown Sun Prairie suffered a devastating loss when both the north and south sides of the 100 block of W Main street were destroyed as the result of a natural gas explosion. In April 2019 the City of Sun Prairie hired a consultant to facilitate redevelopment discussion for the area.
Sun Prairie Business Park
The Sun Prairie Business Park has been one of the most successful business parks in Dan County because of its development standards and affordable pricing. The City has one lot remaining in the fifth edition (Lot 53). The Sun Prairie Business Park added a sixth edition in July 2017. This 64 acre area is unplatted, zone suburban industrial, and is part of the Tax Increment District 12.

Westside Suburban Industrial
Located on the southwest side of Sun Prairie, there lies a legacy urban industrial area that is currently suburban industrial that has green field, redevelopment, build-to-suit or various lease sites. The northern anchor of the site is a stand alone SSM Health Emergency Room - a one of a kind facility in Wisconsin.
Starting September 2019, this area will be served by a Park & Ride facility with express services via Madison Metro to Capital Square in Madison.
Tax Increment District 9 Outlots
The City of Sun Prairie owns three developable lots that are available for private development near the SSM Health Emergency Room located on US 151 and Reiner Road in Sun Prairie's Westside neighborhood. Assistance or incentives may be available for qualified projects as the parcels are within TID 9.
Suggested uses for the parcels range from commercial, office or other suitable development that would complement the St. Mary's Emergency Center and health care campus while having a positive influence on additional redevelopment of the remainder of the neighboring industrial area to the south.

Park 151 by Interstate Partners
Consisting of 94.5 acres located on the southwest side of the City, south the O'Keeffe Commercial Plat along US Highway 151 and Reiner Road. The area is private industrial park, zoned suburban industrial. Sites are available for build-to-suit or various lease opportunities are available.

The central retail area of the Westside Neighborhood Development is anchored by Target, Costco, Cabela's, a 14 screen Marcus Theatres and a 124 room Hilton Garden Inn. The area is the primary retail showcase area for the City of Sun Prairie with the development located directly on the interchange of Hwy 151 and Grand Ave (County Highway C). A variety of space is available for lease and a few lots remain.

This area is most known for its traditional neighborhood design and is actively seeking commercial development on several sites along with small retail/office lease opportunities to accompany the 1,800+ housing units in the area.

Anchored by a Pick 'n Save, this development area at the southesast corner of the intersection of State Highway 19 and Grand Ave (County Highway C) was the first area to begin developing on Sun Prairie's Westside Neighborhood Area. Only two outlots remain.

A City owned 41 acre parcel is available for office and commercial space (any development must incorporate an 10 acre City owned/maintained stormwater pond). This parcel is between the US Hwy 151 interchanges of Grand Ave and Main Street with close proximity to the Prairie Lakes shopping areas which includes national brands along with smaller boutique shopping and dining options.
